If you have a new seal but water still gets in, the problem is likely your concrete. The garage floor may be sloped towards the door. In this case, you may need a "threshold seal" in addition to the bottom seal.

What's the difference between rubber and vinyl seals?

We almost always recommend EPDM rubber. It stays flexible in extreme cold and lasts longer. Vinyl seals tend to get hard and brittle in winter, leading to cracks.

Can you stop mice from getting in?
