How Long Do Garage Door Springs Last in San Francisco's Fog Belt?

A standard 10,000-cycle torsion spring lasts 7–10 years in most of San Francisco, but in the fog belt — the Outer Sunset, Outer Richmond, anywhere the marine layer parks daily — salt-laden moisture pits the steel and we routinely see springs fail in 4–6 years. High-cycle, corrosion-resistant springs are a $60–$140 upcharge that usually pays for itself.
Our shop sits at 1726 Great Hwy, a block from the ocean, so "how long will these springs last?" is a question we answer from our own service records, not a national chart. The honest answer depends on two things: how many times your door moves, and how far you live from the water. Here's how the math actually works.
Cycle ratings: the number that actually matters
Springs don't age by the calendar — they age by the cycle, one full open-and-close. The standard residential torsion spring is rated for about 10,000 cycles. Divide that by your household's use and you get a lifespan:
- 2 cycles a day (one car, out in the morning, in at night): roughly 13 years — in theory.
- 4 cycles a day (two drivers, typical SF household): about 7 years.
- 6–8 cycles a day (kids, deliveries, the garage as the front door — common in row houses where the garage is the main entrance): 3.5 to 4.5 years.
Notice the "in theory." Those numbers assume the steel stays healthy for every one of those 10,000 flexes. In most of the city it roughly does. Within a mile or so of Ocean Beach, it doesn't — which is the whole story of the next section.
What salt air actually does to a spring
A torsion spring is a long coil of high-carbon steel wire that twists under enormous tension every time the door moves. Fog off the Pacific carries dissolved salt, and when it condenses on that wire night after night, it eats microscopic pits into the surface — what metallurgists call micro-pitting. Each pit is a stress concentrator: a tiny notch where the twisting force piles up instead of spreading evenly along the wire.
So the spring doesn't rust through like an old fence. It fails by fatigue, early — a crack starts at one pit, grows a little with every cycle, and one cold morning the coil lets go with a bang. A spring that would have delivered its full 10,000 cycles in Noe Valley might crack at 5,000 or 6,000 on the Great Highway. Same part, same door, half the life. Oiling the springs a couple of times a year slows this down meaningfully, but it can't stop it.
Inner Sunset vs. Outer Sunset: a few blocks changes the answer
The fog belt isn't one climate. Salt exposure falls off fast as you move inland, and the hardware life follows:
- Ocean Beach to about 30th Ave (Outer Sunset / Outer Richmond): the hard zone. Standard springs commonly fail in 4–6 years; cables, hinges, and rollers corrode visibly. Corrosion-resistant hardware isn't an upsell here, it's the correct spec.
- Roughly 30th Ave to Sunset Blvd / Park Presidio: transition zone — 5–8 years is typical, and doors facing the prevailing wind fare worse than sheltered ones.
- Inner Sunset, Inner Richmond, and east of the parks: near-normal spring life, 7–10 years on standard hardware at average use.

Warning signs your springs are near the end
Springs rarely fail without notice — the notice is just easy to ignore:
- The door feels heavy on manual lift, or the opener strains, hesitates, or reverses partway up.
- Visible rust or pitting on the coils above the door — on the coast, run a flashlight over them twice a year.
- A stretched or uneven gap between coils, or the door sitting crooked in the opening.
- Loud creaking or popping during travel that lubrication doesn't quiet.
- Age plus geography: standard springs past year five within ten blocks of the beach are living on borrowed time even if they look fine.
Catch it at this stage and spring replacement is a scheduled, daytime, no-drama job. Miss it and it becomes a 2 AM emergency with your car trapped inside.
The high-cycle upgrade: $60–$140 that does the math for you
When springs are replaced, you can step up from the standard 10,000-cycle spring to a higher-cycle version — 20,000 or 25,000 cycles, built from thicker or better-protected wire. The upcharge is typically $60–$140 over the standard spring, depending on your door's size and weight.
Compare that to the alternative: a second full replacement job a few years sooner, at $180–$350 plus another service visit, plus whatever day of your life the failure decides to claim. If your door sees four or more cycles a day, or you live west of Sunset Blvd, the upgrade is close to a coin-flip in pure dollars and a clear win once you count the hassle. One spring broke — replace both?
On a two-spring door, yes, almost always. Both springs were installed the same day, have flexed the same number of cycles, and have breathed the same salt air. When one fails from fatigue, its twin is typically within months of the same failure. Replacing the pair in one visit ($320–$560) costs meaningfully less than two separate single-spring jobs, and it means the door is balanced on two fresh springs instead of one new and one dying — which is easier on the opener, too.
